Project management briefly explained

  • Project management briefly explained

Project management is the assumption of project tasks on the part of the client by a project manager with the task of coordinating the overall project with regard to the target parameters.

The volume of tasks to be performed by the client in the implementation of highly complex and interdisciplinary investment and construction projects is very extensive and hardly manageable for the "untrained" person. For the companies, the project represents the exceptional situation. There is no or only very vague idea of what the employees have to accomplish.

Support of the client in the phase before the start of planning

This phase is essential for the success of the project. The company must adapt its strategic orientation to the challenges of the present and the future. The entire process and workflow requires verification and must withstand the dynamic requirements of the next decades. The requirements for the planning team are derived from the strategic corporate decisions. The experienced project manager knows which topics have to be dealt with compulsorily in this phase.

  • Organizational structures and the process organization
  • Project controlling (for the project forecast)
  • First rough, but realistic schedule
  • Formation of the client and user team
  • Commissioning of the first specialists (hazard analyses, environmental compatibility, explosion protection, etc.)
  • Basic decisions on IT structure (IT security, server room concept, etc.)
  • Moderation of property purchase (often source of wasted money)
  • Raising awareness that the project will push those involved to the limits.

Planning phase

  • Compilation of the team of architects, technical planners, experts and other specialists
  • Support in contract drafting, technical and commercial negotiations
  • Moderation and coordination of the entire planning team (tasks, results, moderation of project control and planning meetings, minutes, etc.)
  • Target/actual comparisons of target parameters
  • Audits planning team
  • Continuation of project controlling

Construction phase

  • Continuation of tasks from the planning phase
  • Technical and commercial negotiations with companies
  • Problem solving (consulting, moderation, correspondence)
  • Support of invoice verification of executing companies

Commissioning phase

  • Support of the building owner or user for commissioning
  • Support for the establishment of a facility management
  • Preparation of maintenance management

The scope of tasks can vary depending on the project and own capacities.

The project manager acts not only in the direction of the contracted planners and companies, but also actively within

in the ranks of the building owners (especially in the start-up phase)

Minimization

of the undoubted risk potential for the building owner in highly complex projects.

The project manager

is part of the team, even though organizationally he is often at the head of the team.

The joy

of the project participants in the project and their commitment to the project are directly reflected in the project's success.

People do not follow the project manager because of his knowledge or because he is always right as a project manager. they follow because they want to follow him!
