Construction projects do not proceed according to textbook examples, nor can they be ticked off like a checklist until completion. Reality shows us that in multi-year large projects, unpredictable events and challenges can constantly arise in the individual construction phases, complicating the entire undertaking, causing delays, or - in the worst case - bringing it to a complete standstill. This worst-case scenario must be prevented from the very first moment through a structured approach. We have made it our mission to support you in your construction project at every phase: whether at the decision-making stage before the actual project begins or in the midst of it when the situation threatens to escalate. We are always at your disposal as a strategically advising partner, creating clarity and bringing calm and relaxation back into the processes.

Project Preparation / Performance Phase 0:

The company must adapt its strategic direction to the challenges of the present and the future. The entire process and workflow require verification and must withstand the dynamic demands of the coming decades. The requirements for the planning team are derived from the strategic corporate decisions.

The experienced project management knows which topics must be addressed in this phase.

Project Stop:

Most projects start under favorable conditions and are generally well-prepared. Nevertheless, unforeseen risks can arise and disrupt the project environment sustainably. Typical examples include:

  • Loss of funding
  • Economic influences
  • Changes in the fundamental project prerequisites and objectives
  • Underestimated technical and/or legal challenges
  • Environmental and societal factors
  • Pandemics

In such cases, a project stop may be unavoidable to create clarity and consolidate the situation. Our goal is to minimize economic damage and, if possible, get the project back on track. It is crucial to plan the project stop and the subsequent resumption of project work in detail, organize it structurally, and manage it effectively.

Intervention in ongoing projects:

Our expertise in crisis management allows us to intervene quickly and efficiently in ongoing projects. We analyze the current situation, identify the causes of disruptions, and develop tailored solutions to stabilize and advance the project. We essentially distinguish between five process phases:

  1. Analysis and Evaluation: Capturing the current situation and existing challenges
  2. Planning: Developing a detailed plan for the project stop and subsequent resumption
  3. Implementation: Executing the planned measures to interrupt and later resume project work
  4. Monitoring: Continuous monitoring of progress and adjusting strategies as needed
  5. Closure and Evaluation: Ensuring that the project is back on a stable course and learning from crisis situations

Phase of Project Preparation

Conventional planning begins with performance phase 1 in accordance with the fee structure for architects and engineers (HOAI). This explores technical planning parameters.

It is not suitable for generating or verifying fundamental entrepreneurial decisions.

This must happen beforehand and it must happen in the company willing to invest!

Strategic reorientation

There are a huge number of fundamental decisions that the company must make before planning begins. The answers determine the strategic direction of the company.

  • What will the marketing concept of the future look like?
  • How will the entire process and workflow be adapted to the requirements of the present?

  • How much “Industry 4.0” does the company need now and in the future?

  • What consequences will this have for the individual departments? 
  • Will the value chain possibly be completely different?

The state of emergency

An investment and construction project is an exceptional situation for the company. Processes and structures are different than usual.

The client and user tasks (time required) are massively underestimated.

  • Organizational structures and process organization

  • Project controlling (for the project forecast)

  • First rough but realistic schedule

  • Formation of the team from within the company (what it can and cannot do)

  • Commissioning of the first specialists (risk analyses, environmental compatibility, explosion protection, etc.)

  • Basic decisions on the IT structure (IT security, server room concept, etc.)

  • Moderation of property purchase (often a source of wasted money)

  • Raising awareness that the project will push many people to their limits.

The Solution

Complex construction projects harbor a high risk potential for the client. Thanks to the experience gained from comparable projects, project coordination can help to minimize risks, optimize processes and avoid errors. Problems are identified at an early stage and effective countermeasures are taken.

The potential for this is highest in the project preparation phase.

In this phase, clients are confronted with issues that need to be dealt with before planning begins. Many clients have no or only a very vague idea of what to expect and what they need to answer. They are not aware of which target statements are necessary in order to be able to derive reliable planning requirements.

The process requires moderation by an experienced project manager.
